How much does property cost in Portugal?

Asking prices in Portugal vary more within a district than between districts. Two councils an hour apart can differ by a factor of three, and two parishes inside one council routinely differ by half. A single national average hides all of that, which is why these pages report each municipality on its own, alongside its district and the national figure, so you can see where a place actually sits.

Every number here comes from live listings, deduplicated so one property counts once no matter how many portals carry it, and trimmed at both ends to keep mis-priced entries out of the median. Sample sizes are shown next to every figure, and a place without enough listings to measure gets no page at all rather than a confident-looking guess.

How is the price per m² calculated?
For each municipality we take every on-market listing of that property type, keep one entry per property so duplicates across portals cannot skew the result, divide the asking price by the built area, and report the median. The cheapest and most expensive 2% are trimmed first, because those are almost always data errors rather than real bargains.
Are these asking prices or sale prices?
Asking prices. They are what sellers are currently requesting, not what buyers finally paid. Sale prices in Portugal are published by INE with a lag of several months, while asking prices show you the market as it stands today.
What is a gross rental yield?
Annual rent divided by purchase price, as a percentage. We compute it per municipality as the median rent per m² per month times twelve, divided by the median sale price per m². It ignores costs, taxes and vacancy, so treat it as a way to compare places rather than a forecast of your return.
